Thinking of selling?

Listing a home requires a different skill set than representing buyers, and where my background in sales and marketing comes into play. Let’s talk about the process of putting your home on the market.

  • We’ll meet in person or get on a call to talk about your goals for the sale. Are you buying a new house with the proceeds? Where will you live in the interim? Is there a minimum profit you need for a sale to make sense? We’ll determine all the baseline facts so that I can best support you before starting this project together. Maybe selling now doesn’t even make sense - we can decide that together. If we have the luxury and you aren’t in a hurry, we’ll also strategically pick the time that we’ll go on the market based on a variety of factors such as current market conditions, your goals, etc.

  • When you feel ready to progress, we’ll sign a listing agreement. Then we’ll conduct a walkthrough and bring in our trusted contractor to consult on what improvements (updating kitchen, bathrooms, flooring, paint, refreshing the garden, etc) will raise the value of the home and get you the best return on your investment.

    With our “We Fix, You Profit” program, we will front ALL renovation costs for you, and you pay us back at close of escrow. No interest and no hidden terms, and our listing coordinator manages every aspect of the work, so it’s stress-free for you.

    We’ll proactively conduct all inspections and I’ll walk you through the necessary seller disclosures. This process of creating a packet of materials for buyers – known as the disclosure packet – will help us begin to craft the narrative of this house and proactively addresses any concerns or questions the buyers may have.

  • When the house has been prepped, we’ll take beautiful photos, make a website and marketing video, write beautiful copy to tell the story of the home and highlight its features, and then go live on the MLS. I’ll share the home within my network, hold it open for two weekends, and facilitate private showings. This period is typically two weeks before we take offers.

  • We’ll conduct two weekends of open houses and accept offers the following Tuesday. This allows for ample exposure to the market and drums up enough interest for quality offers.

    This is when negotiations happen, which will look different based on the number of offers we receive. We’ll meet to review the offers, and when you choose the one to accept we sign and open escrow. You’re now in contract!

  • Closing periods are generally 21 days (though often faster) and sometimes 30 (and occasionally, but rarely, longer). During this time, we’re essentially waiting as documents are signed and funds are gathered in escrow. On closing day, I’ll deliver the keys to the buyer’s agent, funds will be released to your account and you’ll excitedly move on to your next amazing chapter!
